Vendor report
A pre-sale building inspection report commissioned by the seller and provided to prospective buyers.
Some Adelaide sellers commission their own pre-sale inspection and provide the report to buyers. This is increasingly common in tight markets where sellers want to short-circuit buyer due diligence delays.
Vendor reports can be useful but should not replace a buyer-engaged independent inspection. The vendor's inspector was paid by the seller, which creates a potential conflict of interest, even if the inspector is generally reputable.
Best practice: review the vendor report carefully, then commission your own independent inspection. The two reports together give you a much stronger position than relying on either alone.
