AS 4349.1
The Australian Standard for pre-purchase residential inspections. Defines scope, format, and limitations for the most common inspection type.
AS 4349.1-2007 (Inspections of Buildings, Part 1: Pre-Purchase Inspections - Residential Buildings) is the standard most Adelaide pre-purchase inspections are conducted to.
It defines six areas of inspection: building interior, building exterior, roof exterior, roof space, sub-floor space, and site (within 30 metres of the building). It also defines what must be in the report: scope, limitations, defects, photographs, executive summary.
Reports that don't reference AS 4349.1 may be substandard. If you need to use the report in negotiation or dispute, AS 4349.1 compliance is what gives it weight.
