Pre-purchase inspection
An AS 4349.1 compliant inspection of a property before you commit to buying. The standard due diligence step in any Adelaide property purchase.
Pre-purchase inspections are typically arranged after an offer is made (during cooling-off) but before settlement. They give the buyer documented evidence of property condition to negotiate, request remediation, or rescind.
Scope is broad: six areas (interior, exterior, roof, sub-floor, roof void, site) covering structural, weatherproofing, wet areas, drainage, ancillary buildings. Inspector spends 2-4 hours on site and delivers a written report within 48 hours.
Most pre-purchase inspections in Adelaide are bundled with a timber pest inspection (AS 4349.3) as a 'building and pest' combo - one site visit, two reports, typically priced lower than separate bookings.
