Strata reports are typically commissioned through your conveyancer, not your building inspector. They cover body corporate finances, sinking fund balances, special levies, ongoing disputes, and proposed major works.
When buying an Adelaide apartment or townhouse under strata, a strata report is essential alongside the building inspection. The strata report tells you about the building you're buying into financially; the building inspection tells you about your specific unit's physical condition.
Older strata complexes can have very low sinking funds against very high upcoming maintenance needs. The strata report surfaces this risk.
